How It Shows Up
Installation calls around here usually start one of two ways. Either the original door from the 1974-2003 building wave has finally worn past the point of another repair - the panels are dented, the torsion spring has been replaced twice, and the track is bent from age - or a homeowner wants to swap a working-but-outdated door for something better insulated against the heat. We also get calls after a spring failure or a car backing into a panel, where the damage makes replacement cheaper than trying to source parts for a 30 to 40 year old door. Less often, it's new construction or a garage conversion where no door exists yet. In every case, the first thing we check is the opening itself - width, height, header clearance, and whether the framing is square - because on houses from this era, decades of settling can throw off measurements that were fine when the house was built. We size the new door and hardware to what's actually there now, not to the spec sheet from 1985.
What Causes It Around Here
The reason installation jobs cluster the way they do in Hanford comes down to two things: age and heat. With most housing built between 1974 and 2003 and a median build year of 1982, a large share of the doors we replace are original or close to it - steel and hardware from that era simply weren't built for the severe heat this area sees for months at a stretch. Repeated heat cycling warps thin steel panels, dries out old weatherstrip until it cracks, and pushes torsion springs past their rated cycle count faster than in a milder climate. Non-insulated doors from the 80s and 90s also do nothing to keep a garage - and anything stored or parked in it - from turning into an oven. That's the main driver behind upgrade calls: owners aren't chasing a look, they're done fighting a door that binds in the track every August. We see the same pattern across the smaller communities nearby - Armona, Lemoore, Kingsburg - because the housing ages and the climate hits the same way regardless of which side of the county line you're on.
